Turnkey Package

Our “Turnkey” packages are great for families that want to sit back and let us organize every phase of the construction process – from meeting with utility companies, applying for permits, all the way through the construction process and right to the final cleaning. We handle every detail.

The Turnkey Package includes all of the following:

• Excavating allowance
• 8” x 8” poured basement walls with footings. Also includes tar, drain tile, stone on tile, and 1” foam.
• 4” concrete basement floor with poly.
• Treated sill plates on foundation walls with sill seal.
• Engineered “I” joist floor system, including engineered LSL or LVL basement beam as required.
• ¾” T&G OSB subfloor, glued and nailed.
• Stairs to loft and basement. Includes temporary treads.
• 2"x6" exterior walls.
• Engineered "Tall Wall" System in great room/dining room in accordance with the new state code.
• 7/16" OSB  wall sheathing with housewrap.
• 2” x 4” interior walls.
• Engineered roof trussses with cathedral ceiling.
• ½” OSB roof sheathing with clips and 15# felt.
• Certainteed’s 30 year “Landmark” series dimensional shingles.
• Certainteed’s “Mainstreet” series solid color vinyl siding.
• Rollex brand aluminum soffits and fascia.
• Steel entry door with aluminum clad frame, prefinished, prepped for deadbolt.
• Pella brand “Encompass” series vinyl windows with pine extension jambs applied. Package includes patio door and traps.
• Permits and Inspections.
• Conventional septic system.
• Well allowance for cost of well drilling.
• Well allowance for water system.
• Appropriate concrete patio or deck (dependent on package).
• Electrical package with meter base/panel.
• Lighting allowance.
• Plumbing package with fixtures per model home.
• High-efficiency forced air furnace.
• Insulation package.
• Drywall, prime, and one coat of egg shell paint.
• 1 x 6 T&G knotty pine on cathedral ceiling.
• 6-panel pine interior doors with 1 x 4 trim, shelving, hardware, treads and risers.
• Log rail to loft installed with skirt boards (dependent on package).
• Labor to trim cabin.
• Staining.
• Standard cabinet package.
• Standard flooring package.
